DAVE WATKINS is a native Floridian. Born and raised in Central Florida. Dave is a graduate of the University of Mississippi where he received a Bachelors degree in Business Administration. Dave is a Certified Public Accountant and Licensed Real Estate Broker in Florida. Dave is a Certified Apartment Portfolio Supervisor (CAPS), a designation from the National Apartment Association.
Dave has over forty years of experience and expertise in property management and has served as president of several large real estate management and development companies. In the past forty years, Dave has had management responsibilities for over 50,000 apartment homes, two million square feet of office and retail space, 12 hotels/motels and several types of real estate including mini-storage facilities, golf course and marinas. In 2000, Dave joined Greystar in their Tampa office and helped grow the Tampa operations.
Dave has served as President of two apartment associations in Florida. Dave was the founder and the first President of the Capitol City Apartment Association (1990-Tallahassee) and served as President of the Bay Area Apartment Association (2000-Tampa Bay). Dave served as President of Florida Apartment Association for the year 2002-2003 as well as Chairman of the Board for National Apartment Association for the year 2007. In 2006, Dave was the first person ever to be elected to the Florida Apartment Association Hall of Fame. In 2013, Dave was the 17th person in the 74 year history of National Apartment Association to be inducted into it’s Hall of Fame.

ERIKA DAVENPORT joined Watkins Realty Services, LLC bringing over 28 years of experience in Property Management. Prior to joining Watkins Realty Services, Erika held the position of Regional Vice President for a national management company as well as Regional Manager for several other large Management Firms stretching from Virginia to Florida.
Originally from the VA/DC market, Erika moved to Florida in 1994. Erika brings experience in Tax Credit, Bond, Section 8, Conventional Housing, Training, Marketing and Advertising. Erika was an intricate part of and sat on the executive board of the FSU (Florida State University) Property Management Program for 5 years, helping to raise awareness of our industry while at the same time, raising donations for Scholarships.
VP OF FINANCE / CFO
ALEXANDRA HILL – joined Watkins Realty Services in 2016 as VP of Finance/ CFO. Alexandra was most recently CFO for a landscape maintenance company, she brings over fourteen years of experience in accounting and finance. Alexandra will be responsible for all accounting and finance functions.

KENNETH UPTON – joined Watkins Realty Services in February 2015 bringing 25 years of experience in the industry. Originally from Columbia SC, Kenny attended the University of South Carolina where he majored in Hotel, Restaurant and Tourism. Kenny most recently held the position of Regional Manager with Bell Partners located in Greensboro, NC. Kenny has also held multiple positions in the property management industry such as Property Manager, Regional Manager and Area Vice President with such companies as Gables Residential, Camden, and RAM Partners. He has extensive experience with 3rd Party Fee Management, conventional communities, lease ups, rehab/renovations as well as affordable housing in markets ranging from Charlotte NC, Atlanta GA, Las Vegas NV, Tampa Bay FL and Jacksonville FL.

ALICIA COOPER – Alicia Cooper-joined Watkins Realty Services in 2016 as HR Director and Compliance Specialist. Alicia was most recently the Compliance Specialist for Bisk Education out of Tampa, FL. Alicia is responsible for all new employee hires, benefits, evaluations, policy and procedure compliance as well as regulatory compliance within Watkins Realty Services.
